Diego Homes Property Management Responsibilities Include:

We are available 7 days a week to insure prompt response to maintenance and repair requests, and to show your property to prospective tenants at their convenience.

Property Inspections: Diego Homes Property Management will do an initial property inspection and complete market rental survey in order to achieve the maximum rental amount for your property. Our maintenance / construction crew may also give their opinion on repairs needed to maximize rental potential.

Prospective Tenant Recruitment : Diego Homes Property Management will analyze the demand for tenants at our agreed rental price and will advertise accordingly. Some of our advertising tools include: DHPM web site, Craigslist, back page, local papers, agent referral programs, for rent signs, property management networks, and Google online advertisements.

Maintenance / Repair Request: We have a full time maintenance team that is available seven days a week and works all hours of the day. Tenants will submit a repair request online and the repair will be attended to the following morning. In case of an emergency each tenant will have the direct cell phone numbers to our maintenance men.

Our Web Site is a fully operational web site for landlords, current tenants, and prospective tenants. Tenants are able to view available rentals, submit repair requests, pay rent, view lease agreement, print out move in/move out inspection forms, apply for parking permits, submit other required rental documents, view available rentals, view open house times updated daily on site, and download digital leases. Landlords have the ability to view pending rent online to in order to easily see when rent should hit their account. DHPM truly sets itself apart from the rest.

Tenant Screening: We run a credit report on prospective tenants as soon as we receive the application. In addition to the credit report, we verify given information by interviewing present and previous landlords as well as their employers. After collecting and verifying all the information we submit the results to the homeowner for final decision to either accept or reject the application.

Rent Collection : Rent is due on the 1st of each month. In most cases tenants will pay their rent online via our web site. Unlike most management companies rent will be deposited directly into your bank account without HSB deducting any fees. We are also able to track pending rent instead of waiting for the check in the mail. If the rent is not received by the fifth we will serve the tenant with a “3 day pay rent or quit notice.” If an eviction is necessary we will assist you in court free of charge.

Financial Statements: After signing the property management agreement, all the money received from the homeowner and from the tenant will be placed in a account. A start-up deposit is required from homeowners and all the legitimate expenses will be paid from this account. A yearly revenue and expense statement will be issued. We will attach copies of all maintenance and/or repair invoices. At the end of the year we will facilitate the preparation of your income taxes by issuing a special year-end account analysis report.

Contracts: We use C.A.R. forms (California Association of Realtors). These forms are used for the protection of our clients.
